SITE MEETING
Depending on the scope of your project, this could take 1-2 hours. I will ask you to outline your vision as best you can accompanied by a tour of your home.
In general terms, I'll explain the possible impact your vision could have on the building. The goal of this meeting is to leave with enough information to prepare a full description of the design services the project will require.

SITE MEASURE
Once the Design Proposal is accepted, the process quickly unfolds, beginning with a comprehensive Site Measure & Photography.

The entire building will be recorded, measured, and photographed allowing me to re-create your "as built" house in CAD drawing format.

"AS BUILT" DRAWINGS
The "As Built" drawings will be used as the basis of exploring the changes you would like to make to your home, often revealing unforeseen circumstances.

With our vision in mind, I will now submit drawings to the local zoning department and (if applicable) conservation authority for comment. This critical stage is very beneficial in ensuring we do not waste value time & money on permit drawings which may otherwise be deemed non-compliant.

HOST SITE TENDER MEETINGS (if required)
Some of you may not have a Contractor solidified preferring to now have quotes submitted for the project. In order to garner "apples to apples" quotes, I will host (at your home) a tender meeting with the Contractors you have pre-qualified.
Drawing packages will be supplied in advance to each Contractor, and I will address all questions they may present during this review.

Everything works on paper. But the reality is, when the drywall comes down and walls are removed, the odd surprise jumps up.
